what does a traditional home inspection include?

The easy way to answer this question is that the inspection includes the key visible systems and components to the home. From the top down outside and the top down inside is how the inspection is performed.
Start with the roof covering, chimney, flashings, siding, trim, doors, windows, outlets/lighting, decks/porches/patios, ac/heat pump units, electric service, gas piping, piers and foundations. Inside we typically start in the attic looking at the roof sheathing, roof structure, attic ventilation, insulation, supply/return/exhaust ducting, electric, plumbing. Inside the main home operate the plumbing fixtures/check for leaks, check windows, fireplace(s), outlets/switches, lighting, railings, stairs, electrical panel, heating/cooling systems, water heating systems, fuel distribution (gas piping), floor structure, foundation, and columns. Every home is different. Each home may have additional components that are evaluated, some homes will have less.

How much is a home inspection?
A home inspection fee varies based on the complexity of the inspection. Age and size are the two key factors. Age can be for instance, if the structure is new and we are inspecting it prior to moving in, as compared to a 50 year old home that was just remodeled. Experience informs these decisions. In general, a single family home with a single furnace and attached 2 car garage will be between $350 to $400. When you call we will give you a firm quote based on the information you provide.
What is the difference between a home inspection and a municipal inspection?
The principle difference between the two inspection types is this: The traditional home inspection (performed during a real estate transaction) provides the findings of the visual condition of the existing structure’s key components based on a stated standard of practice; the municipal inspection contends with construction components at time of construction, where the judgement standards are the adopted building code. These are inherently different in scope, yet overlap.
